We're seeking a quote to repaint the eaves (whole house) and front balcony balustrade and posts on our 1970s, four-bedroom elevated home in Highton. The house is partially ground level, with the remainder one storey high. Access is generally straightforward, with the exception of one side of the home where height makes access a little more challenging. Other elevations are more accessible due to existing balcony and alfresco areas. The fascia has already been replaced, so the scope is limited to the eaves. There was previously ivy growing along sections of the house, which has left some suckers on the eaves. These will need to be carefully removed prior to painting, noting that the eaves are likely to contain asbestos. We’re looking for a professional, tidy finish and are happy to provide photos or arrange a site visit if helpful for quoting.

Repairing the wood handrail on the stairways and landing from the ground floor to the first floor on a small 8 unit apartment building. The stairway railing is 4200mm long, 120mm x 40mm hardwood (unknown type). The balustrade posts are 1100mm, 120mm x 40mm hardwood. Lower rail is 4200mm long, 80mm x 40mm hardwood. Pickets are 40mm x 40mm. The landing size is 1440mm x 1130mm , 120mmx40mm rail and 1100mm height. Bolted into concrete and also extra steel angle supports. There are two stairways of the same dimensions on either side of the first floor concrete walkway.

Supply and Install 2300mm on the rake of wire balustrade on one side of the staircase.

The timber balcony balustrade is wobbling so it needs timber batten braces fixed from the top of the balustrade post to the rafters beneath the timber deck. Refer attached images. Supply of materials by me. ie 92 x 18mm H3 timber batten braces, M10 bolt(s), buggles.
