I had a commercial plumber come out and inspect with a camera found rubble blocking stormwater drain from downpipe to pit in car park. Didn’t have the equipment to unblock at that distance roughly about 30 m. It looks like 100mm pipe, I have added a picture of the Workshop and potential layout where the drain is routed.

Clean gutters - clean gutter and Downpipe to 1x approx 5m section of patio. - inspect and clean (if required) 3 sections of guttering covered by gutter guard. This will be sediment that requires removing, if anything. Note: the gutter guard must be placed back in its existing condition after inspection/cleaning is complete. We are on a slope. All gutters (except one) are on the high side of the property, meaning they are quite high off the ground. However, they are all accessible from the low side so won’t require a massive ladder but will need to be comfortable being that far off the ground.

Clean gutters, install 1x downpipe and a plastic soakwell for the downpipe.

Replacing three perspex sheets over the carport as the wind blew the previous sheets away. The gap is already there, all that is required is putting the perspex in and nailing it down securely. Own equipment and perspex needs to be purchased.

The Aircon isn’t working properly (Evaporating cooling system). There is no cool air from aircon. And it show as “service”on controller. The aircon is attached with the roof and has only one controller in the living room. I assume one has to climb on roof for proper examination.

The down pipe needs replacement from the gutters to the ground. The roof is a tin roof. Leaking from inside the ceiling as the downpipe inside the ceiling area is rusted. Hence needs replacement.
