Current system is an outdoor gas hot water unit that needs to be removed. Location: Outdoor side yard (photos attached). The new unit cannot sit in the exact same position due to existing concrete. I've an apartment on Flinders Lane. The hot water is supplied centralised by the apartment building. The hot water is intermittently hot and lukewarm. Tested the shower, vanity and kitchen and appears intermittent. Could be a faulty tempering valve that needs replacement. Asked neighbours and their hot water supply appears ok.

The door for the balcony on the first floor keeps coming open on its own on windy days. This seems to be because the strike has worn down so the latch is unable to lock into it. Secondly, the hot water tap seems to have stopped working in the bathroom on the second floor. We have no issues with any taps or water elsewhere in the house. Experiencing an issue with the hot water in two bathroom. The water in the shower doesn’t get properly hot, while the hot water in the kitchen sink is extremely hot — hot enough to burn a hand.

Hot water is running to all other taps in the apartment and the dishwasher adjacent to the kitchen sink. There is no hot water coming out of the kitchen sink. When the tap handle turns to hot- no water comes out. The hot water tap sitting in at the back of the cabinet is turned on.
