I live in an apartment unit and the hot water to my kitchen is fine but the hot water to my bathroom (shower + sink + laundry basin) recently starting becoming very weak. I would turn the hot water dial to the max and wait for 5 mins and it would still barely be warm (it is a bit warm, but no where near as hot as it used to be). I've been told that it is my tempering valve that is worn out (20 year old building) and needs replacing, though I was only told that over the phone by the building manager. My shower and basin at toilet doesn’t have hot water coming out. Kitchen hot water is working properly. When i turn hot water at bathroom, very hot water comes for 2 second then water is getting cold. After that, i turned hot water all the through. The water barely warm. I used to have boiling hot water and high pressure of it .

My hot water in bath ( apartment) became not hot enough. It barely comes out. I tried to close main cold water valve then it comes out. There are 2 mixer tap shower and sink tap in bath. It doesn’t look like cartridge problem. Anyone can help??

An element needs to be replaced for an electric hot water system at an apartment in Melb CBD (160 litre tank). You'll need to turn off the electricity mains, I'll supply the new element and you just install it. I know that this is the problem as I have already had a plumber come out to give me a quote.
