Our hot water is very warm but not hot. It used to be hot. We live in an apartment and our neighbours say their water is hot. Gas/electric company say no issue on their end. Building management says it may be a tempering valve issue.

Supply and install new 50L Hot Water System (eg Rheem). Disconnect and remove current 125L electric HWS (see photos). HWS is located on small tiled platform in cafe on ground floor (easy access).

Replace broken spindle on hot water tap for bath and re silicone against wall. Onsite parking provided.

I am doing my kitchen and need to disconnect/re--commect copper water pipes to fit base cabinet. If we organise the day I can cut pipes and fit cabinet so will just need to reconnect.
