Rheem electric storage hot-water system. Hot water has gradually become cooler and is now only lukewarm. Power has been reset but it isn’t reaching normal temperature. This has been happening for about 3 days now. Would love somebody to check and fix if possible

Need a licensed plumber to diagnose and fix a hot water issue in my apartment. - Bathroom shower and bathroom sink only produce lukewarm water, even when turned to maximum hot. - Kitchen hot water is working normally with no issues. - Cold water is working normally. - I suspect the tempering valve may be faulty but only a plumber can tell. - There is a manhole in the bathroom providing access. - The tempering valve is approximately 1 metre from the manhole. - The existing tempering valve appears to be 20 mm. I would prefer the job to be completed using the existing manhole access, without cutting or damaging the plasterboard ceiling. Looking for a licensed plumber who can diagnose the issue and, if possible, repair it using the existing access. Please quote for the job, including expected parts and labour.

current hot water tank is very small so we are unable to have hot showers longer than 5mins and then need to wait an hour for it to reheat. apartment does not have 3 phase power and no gas current tank sits in the kitchen under the sink, new tank will need to be in kitchen but potentially new location eg we could move the fridge or in same spot, whichever work. you will need to: - Supply and install a new tank, we were thinking Rheem 160L 3.6kW single element electric hot water, but happy to take other recs system positioned beside the cupboard where the existing HWU currently is, including tempering valve, duo valve, safe tray and leak detection device. Supply and install a pressure limiting valve on the water line to comply with Australian Standards. Dispose of the existing hot water unit is preferable needing asap!

One of the bathrooms in the apartment doesn’t have hot water, the other bathroom has hot water. When switching to cold water, water pressure is totally fine, when switching to hot water, very low water pressure and no much water coming out and no hot water . Might be tempting valve issue so need someone to check and fix it. Need licensed plumber please
