Areas to Render (approx. 7 m²): • Lower front band: 5310 mm × 470 mm Exclude two dark decking‑board rectangles (940 × 560 mm each) Net: ≈1.45 m² • Both side faces: Lower: 940 mm × 610 mm Upper: 120 mm × 2000 mm Total both sides: ≈1.63 m² • Top white horizontal surfaces: Total top: 5310 mm × 830 mm Exclude two dark top rectangles (940 × 560 mm each) Net: ≈3.35 m² • Water‑feature block sides: Footprint 1260 × 540 mm, height 140 mm All four vertical sides Net: ≈0.50 m² Do NOT Render: • Upper front face (5310 × 2000 mm) • Decorative panels • Fake grass strips • Water‑feature backing panel • Any dark decking‑board surfaces Requirements: • Acrylic render suitable for HardieFlex • Two‑coat system (base + skim) • Smooth, paint‑ready finish • All masking and protection included • Painting not required (I will paint later) Access & Timing: Outdoor job, easy access. Internal garage door came off, need to fix that, see attached photos.

Supply 1 x 820 x 2040 door and jamb Insulate the wall and then clad in plaster sheets both sides Tape the joints and fill with plaster compound and fill gaps and allow to dry Supply new cornice to match existing and install Sand smooth the plaster joints and gaps Install the door jamb and hang the new door and install a new handle. Supply new skirting and install. Supply paint and primer and paint the walls, ceiling, cornice and door and jambs

1. Door from garage to backyard ( MDF board has come off from the corners) either needs to replaced the door if cant be fixed 2. Door handle to be installed . Current position is not holding the screws 3. Big crack on the ceiling 4. One of the bedroom door is difficult to close and open. Not sure if one of the hinges needs to be tighten
