Refinishing of timber floors (downstairs) in a Reservoir townhouse. Approx 40m2. Refer floorplan I've highlighted in blue the extent. There are some gaps between boards that need to be filled in a few areas. Sand and refinish floors to new condition. Use hardy sealer / polyurethane coat. House has been recently painted and new carpets etc so dust suppression must be used.

Installing a ducted air-conditioner, require a segment of a built-in-robe to be boxed out so that ductwork can later be run from the top floor, down through the closet space to supply air to a room below. Need at least 300 X 300 cavity space to drop duct down. Cavity can be left open in the meantime, happy to get a plasterer to patch up the cavity once the new AC duct is installed.

I need our timber decking and fence cleaned and then stained with 2 coats. Per the photos the deck has a built in bench and fence. With the perimeter fence only the outward facing side needs doing. The timber for both is Merbau decking and to be stained with Merbau stain. I can provide the cleaner and stain, or I can reimburse for the cost. I’ll move everything off the deck. Can be flexible on dates, but would love to get done before Christmas.

The Issue: Several layers of our custom wall-mounted shelving units have started to pull away from the wall. This is a significant safety concern as we are worried about their stability and the risk of collapse. The shelves appear to be glued and possibly screwed to the wall, and some of these connections have failed. The Job: This is primarily an "inspect and secure" job. The scope of work includes: 1. Attending the site to thoroughly assess the structure and stability of the entire wall shelving unit. 2. Identifying all the points where the shelves have detached from the wall. 3. Supplying and installing small, discreet L-brackets underneath the affected shelves to securely re-fasten them to the wall. 4. Ensuring the installed brackets are strong, neatly fitted, and provide robust support to prevent any further movement. 5. Leaving the area clean and tidy. The primary goal is to make the shelving safe and secure. I have a weather-beaten Blackbutt Timber Decking that needs repair, some boards have warped and needs to be sanded back and reoiled. Hoping to keep as many boards as possible. Likely needs to be examined in person to determine work required and cost.
