Need some maintainence done on the roof of my three storey terrace. Roof was replaced with colourbond in 2017, and solar panels were installed in 2021. Had a ceiling leak during the downpour last month. Insurance is covering all those works, but they have some maintenance that needs addressing first. From their report - I need this done : - Leaf and organic matter debris build up to the roof elevation above the attic. - Deteriorated flexible sealant to the metal roof. Don't have any pictures of the issue itself, but can send you the insurance report and pictures of the house for better idea of access ect. Look forward to hearing from you. Thanks! NB. Also including this from the inspection report via Insurance : From the roof drone assessment, it was found that a build up of leaf and organic matter debris underneath the solar panel has allowed water to hold and pool on the roof elevation above the attic. Water ingress has occurred nfrom the roof elevation above, tracking down into the roof cavity below and damaging the attic plasterboard ceiling and two downlights. It was noted that the flexible sealant to the flashing and roof sheeting junctions have deteriorated, which has contributed to the resultant damages to the attic ceiling.
