Hi, I have an apartment with the following plumbing issues: 1. Shower has inconsistent or no hot water (cold water works fine) 2. Bathroom basin tap is dripping Kitchen hot water works normally. A previous inspection suggested a possible issue with the shower mixer valve or related valve setup behind the wall. Hello! Just over past week hot water in house is not where it usually is (showers are cold!!) and pressure is lower - think it might be something to do with the tempering valve ! Have turned off/on at electricity switch, and at the heat pump. Heat pump tank hot, confirmed w pressure relief valve Looking for a licensed plumber to come when suits them, sooner would be preferred - Sunday but can wait Monday if needed thank you :) Happy to adapt price dependent on what needs to be done.

Hot water pipe to kitchen sink is leaking.

The door for the balcony on the first floor keeps coming open on its own on windy days. This seems to be because the strike has worn down so the latch is unable to lock into it. Secondly, the hot water tap seems to have stopped working in the bathroom on the second floor. We have no issues with any taps or water elsewhere in the house. Experiencing an issue with the hot water in two bathroom. The water in the shower doesn’t get properly hot, while the hot water in the kitchen sink is extremely hot — hot enough to burn a hand.

Hot water is running to all other taps in the apartment and the dishwasher adjacent to the kitchen sink. There is no hot water coming out of the kitchen sink. When the tap handle turns to hot- no water comes out. The hot water tap sitting in at the back of the cabinet is turned on.
