Works are required to bring the property up to Victorian Rental Minimum Standards. Scope of works: 1. Locks — Toilet external door requires a compliant deadlock/lock handle installed (currently has a non-compliant skeleton lock and slider latch). 2. Plumbing — Bathroom basin hot water tap spins freely and won't turn on — needs repair or replacement. Kitchen sink tap is loose and needs tightening or replacing. 3. Mould — Mould present on window blinds and bathroom fan cover. Needs cleaning and investigation into the cause (structural damp vs condensation). 4. Windows — 5x windows painted shut with latches stuck (2x bathroom, 2x back bedroom, 1x laundry). All need to be freed, scraped/sanded, and restored to full working order with functioning latches. 5. Blind cord safety — 2x missing cord tension clips in front lounge — need replacing to meet child safety compliance. Handles are supplied. Cabinets are already installed, just need accurate measuring, drilling, and fixing. Requirements: Must have own tools (drill, measuring tools, level, etc.). Experience fitting handles so they’re straight, evenly spaced, and aligned. Careful and precise work to avoid damaging cabinetry.
