Fix squeaky floorboards — access from under house - Single-storey floorboard on stumps. Squeaks through the kitchen, dining and hallway, plus a few small patches in the bedrooms — roughly 25m² of affected area in total. The problem - It's not nail squeak. The noise is boards rubbing against each other side-to-side, so surface fixes like re-nailing or screwing from above won't solve it. See the attached photos and can provide video on request. Access - Underfloor access via a hatch. Clearance runs from about 1.5m down to 0m across a slanted subfloor. Some sections are a tight crawl, but previous assessments confirm the affected areas are reachable. What's been suggested - Working from underneath: gluing and screwing sub-floor timbers to the underside of the floorboards. That said, I'm open to other approaches. Floor boards in the corner of a room seem to have sunk a bit. There is some damage to the wall due to water seepage or moisture. We need assessment and repairs done by a certified building professional. The painting of the affected wall will be done separately so is not included in this work. I have posted photos of the floor in one room where there is most visible effect of damage of the flow. The neighbouring room also has slight damage of the floor board but that is only visible if one presses on the board.
