Repair minor holes/damage where required. Sand and refinish all timber treads and nosings with 2–3 coats of durable, non-yellowing stair-grade polyurethane. Keep existing white risers, stringers and trim untouched. Protect surrounding walls and floors. Dust-controlled sanding preferred. Remove all carpet/rubbish

Remove all waste materials from site and leave the work area clean upon completion. Supply and install approximately 42 m² (including waste allowance) of European Oak engineered timber flooring, proposed 180mm wide × 15/3mm, or an approved equivalent, to closely match the existing flooring. Flooring specification is subject to final client approval. Supply and install a suitable acoustic underlay in accordance with the flooring manufacturer's requirements and applicable building regulations. Install the new timber flooring using the approved fixing method, ensuring all board joints are glued where required and the new flooring is accurately scribed and integrated into the existing floor to provide a seamless transition. Supply and install matching European Oak scotia to perimeter areas where required to conceal expansion gaps adjacent to existing skirtings. Supply and install matching threshold trims and transition strips to all doorways and floor junctions as required. Clean the completed works, remove all installation waste from site, and inspect the finished flooring to ensure it is level, secure and free from defects.
