Looking for a licensed electrician in Chatswood (older apartment). Kitchen power is currently trips when running multiple appliances (kettle, air fryer, dishwasher). Looking for a cost-effective solution — likely adding a dedicated kitchen circuit or similar. Also open to minor switchboard improvements if needed so I could add air conditioning at a later stage, but not looking for a full overhaul unless necessary. The air conditioner is still operating normally. We noticed water leaking through the cornices while the painter was doing the painting work. It has not rained since last Tuesday, and the only thing the painter did was run the air conditioner for approximately 10 hours during the hot days. Based on this, we believe the issue is caused by the air conditioner rather than a roofing problem. After the area dries, if we run the unit for only a couple of hours and then turn it off, there is no leakage. We suspect the issue may be caused by one of the following: • The outdoor unit drip tray has rusted through, or the drain is blocked, causing overflow after extended use. • The drainage pipe may have been installed incorrectly or may be tilted the wrong way, preventing proper water flow. Are above issues can be repaired, or if they indicate that the unit is beyond repair. The system is over 10 years old. If repairable, could you please provide a quote for the required work? In your quote, if the unit is not repairable or the repair cost would be uneconomical, please advise the cost to completely remove the system. I do not intend to install another air conditioner in this second-storey weatherboard room, as it has caused ongoing issues. Once it is removed, I will likely use a cooling tower fan instead. Additional work Replace range hood bulbs. Replace external flood light and separate sensor with a new integrated flood light with built-in sensor. Disconnect a sensor and replace all switches currently fitted with dimmers with standard light switches (no dimmers) in the rear detached studio. Materials Downlights and plugs will be supplied by me. Installation of the downlights will take place after the first coat of paint is completed. For the switches, flood light, and range hood bulbs, we can finalise on the day. You may supply them (with invoice), or I can purchase them once you advise what is required.
