Issues: The power board keeps tripping every time I switch on the outdoor balcony light. When the balcony light is switched on, it trips and cuts power to the living area. This issue was previously repaired by the selling agent and worked for a while, but after a rainy day the problem returned. One downlight in the living room is not working (may need bulb replacement or wiring check). What I need: ✅ Fault finding and repair ✅ Check switch/outdoor light fitting for water damage ✅ Fix tripping issue permanently ✅ Repair/replace downlight if needed Important: Must be a licensed electrician (please provide licence details). I need someone to replace this damaged external electrical box (see photos). The electrical wiring inside is fine - I only need the outer box/enclosure replaced.

There is definitely gas to the property as the stove is working. It appears there is no gas going to the heater for some reason. I've checked the knobs at the heater and the meter and both are in line with the pipe in the on position. No gas to heater cant smell or hear anything when turning the gas knob and trying to reignite pilot. Heater is a Rheem.
