Sanding and varnishing old floorboards, some filling in-between gaps and possibly a few floorboards to replace too in 3 rooms plus landing/stairs please!

Hi! We’re looking for some budget-friendly help with a few small areas of wood in our rented home. We’re not looking for full floor/worktop sanding, just neat localised sanding and matching oil/finish to make the affected areas look tidy again. Areas: • Small water-darkened/worn area around the kitchen sink • A few worn/scratched patches on the wooden kitchen worktop • Small water-marked/worn area on the wooden bathroom surface • Scratches from our dining table/chairs on a small section of wooden flooring Photos attached showing the areas. Ideally looking for someone experienced with sanding and refinishing wood who can blend the repaired areas with the existing finish as closely as possible. We’re a young couple renting, so looking for a simple, neat and budget-friendly solution rather than complete restoration. I’m looking for someone that is able to sand and paint my wooden flooring measuring 6.71m by 5.44m. Few things to note. 1. Ideally this all needs to be completed in 1 day 2. Can the tasker please provide all materials. I am unable to do this. 3. The room has some furniture in it - a 2 seater sofa, tv cabinet and round glass dining table/4 chairs weighing approx 35kg. I'm looking for someone to lightly sand a living room floor that has been painted a dark colour, then paint over with a couple of coats of a lighter colour. Room will mainly have rugs and furniture in and am just trying to brighten it up a bit, so no need to completely strip away the old paint. I can provide the new paint.

About to exchange contracts on the purchase of a flat about 2miles out of central Hastings Part of a divided up Victorian mansion house built 1897 - very well maintained and with very positive energy ratings Essentially there is a bedroom 11’ 1” x 10’ 8” Lounge/ Dining room 19’5”x 14’6” and hallway ( to be measured ) approx 2’ x ?14’ that need stripping down and ? Made smooth and ? Oiled/ waxed … leave to the expert … I know nothing! Will be another 3-4 weeks before completion of sale - can’t commence any work obviously but can visit and get your own impression … I haven’t seen floor as currently wall to wall carpet - surveyor managed to see some of floor and reckons there is nothing there to be concerned about and no signs at all of damp etc Willing to pay good rates for quality service 🌀.

The floor boards are original wood and are in good condition with no gaps. I need 1 living room 4mx4m and 1 bed room 3mx3m. I will ensure to rooms are empty.
