I have a single car garage with a flat colorbond roof which leaks under heavy rain. A roof inspection conducted by AAMI found the following defect: 1. The roof sheets on the Garage lower roof are not turned up correctly under the apron flashing allowing water to spill over the back of the roof sheets, the underlaps of the roof sheets have not been cut back allowing capillary action to occur. 2. Small gap found between parapet capping and the cladding allowing water ingress into wall cavity. Looking for quote to rectify above defects. My rate I have put in is just a random amount as I am requiring quotes to get an indication on what we should accept as an offer to come and inspect and repair and advice if repair is only for a short period and we would need to replace parts. ** Task overview is our lounge room is leaking with the lightest of rain and is extremely bad with heavy rain. It has leaked on other beams earlier in last year's rain and we got that repaired and then it was the middle section that did the same, so we got that fixed and now it's made it all the way to the end of the living room ceiling where this has been the worst of the leaks** Roof Issues: 1.Water is also come in between the two ceiling wooden beams on the ceiling pastor board where they look like they the boards are meeting each other. 2. Two leaks in next section of ceiling plastic board away from edges and are now stained with darkish water circles. 3. The window is leaving in a few of the bottoms frame points and the gyprock under the window is cracked and leaking into house. 4.SES came out and said the capping on the flat roof needed to be sealed again and they could only attempt to temporarily fix until it was dry enough to get a repairman out. 5.Can see that this has maybe be an issue in the past prior to us as the beam have old washed out brownish water steams all along two beams. We are stupid we know it's likely not an easy fix and would like honest, quality and good workmanship from the tasker who completes job. Thanks - Due date: Flexible
