Looking for an experienced handyman or property maintenance contractor to complete several exterior maintenance items on a single-storey brick house in Beaconsfield VIC. Preferred completion date: Between 7 July and 15 July (flexible within this period). Please provide a fixed-price offer including labour and materials where possible. Scope of work: 1. Patio gutter/downpipe Investigate and repair leaking gutter/downpipe connection above patio. Water is leaking onto the timber decking below during rain. Downpipe is also loose and needs to be secured. Test repair after completion. 2. PVC downpipe repair (Location 1) Replace damaged lower PVC section caused by line trimmer. 3. PVC downpipe repair (Location 2) Replace damaged lower fitting/section caused by line trimmer. 4. Replace eaves trim Remove and replace warped timber trim beneath eaves above window. Seal all joints with suitable exterior sealant. Check behind trim for any signs of water ingress or deterioration and advise if further repairs are required. Touch up paint if required. Photos of all items are attached. Single-storey house with easy access around the property. Looking for someone experienced in general exterior property maintenance who can complete all work in one visit if possible. Install bird spikes on the S-bend of the 2 downpipes on the second floor. A ladder of at least 6m is required. Spikes will be provided.

Downpipe Dripping Noise Fix Location: Beaconsfield Upper VIC 3808 Height: approx. 3.1 metres I’m looking for someone experienced with downpipes, roof plumbing, guttering or neat exterior handyman work to fix a loud dripping noise inside a metal downpipe bend. The issue is water dropping into the lower bend / elbow section and making a loud tapping sound. I already have rubber material that can be used to dampen the noise inside the bend which I have done elsewhere. Looking for someone who can assess the cleanest way to fit it properly. It will involve carefully loosening or opening the downpipe bend, possibly drilling out and replacing rivets if needed, fitting the rubber neatly inside the impact area, then securing and sealing everything properly again. I don’t want a rough patch job, visible mess, loose metal, blocked water flow, or silicone smeared everywhere. Just looking for someone practical to get the job done. My gutter downpipes are very noisy for the water flowing through them when it rains. The noise comes in the rooms thus making it hard to sleep. Need to make them soundproof. Its a double story house and 4-5 downpipes. The work should not result in clogging the pipes.

The down pipe that connects the gutter to the rain water tank appears to be blocked from the elbow joint and possibly further down, resulting in leaks at the elbow joint when raining. I will need help to unblock pipe and fix any leaks that might be present.

dig around the side of the house and connect into the stormwater Stormwater Drainage Install: • Mark out trench path. • Dig trench from back corner to front corner of house, underneath the side fence and past gas heater. • Lay new 100mm pvc drain and create new connection to existing stormwater. • Connect new drain to bottom of downpipe at rear of house. • Run hose in gutter to test flow and for leaks. • Backfill and clean up site. Price is for day labor plus I understand cost of parts, eg pipe & connectors will be extra

The problems: • Gutter Leak & Pooling: There is a leak occurring where the house and extension gutters meet. The current slope is incorrect, causing rainwater to accumulate and pool in the corner rather than flowing toward the drain. • Re-pitching Required: The guttering between the two structures needs to be re-aligned/re-pitched to restore a proper fall so water drains efficiently. • Pipe Replacement: I have a section of PVC (6-8 metre) pipe currently acting as a makeshift downpipe. I need this removed and replaced with proper, standard guttering/downpipe materials to match the system.

The downpipe running from my garage gutter is blocked and has split. Downpipe needs to be replaced. It’s in a difficult area because of some garden, I will cut back some of it but trying to keep most of the planting. Water currently running out under my pergola and into the channel drain. Offer to unblock and replace the one pipe approx 2.7 - 2.8m long. See photos

Require modification of aluminum downpipe or replacement to round PVC of 2 down pipes on double storey home. The downpipes are outside bedrooms and due to the pipe hugging the facade and resulting angle from ground to upper storey, dripping from condensation or easing rain is very noisy. Would prefer down pipe to be straight all the way, even if it means packing brackets off the wall. Open to ideas on modified aluminum or replace to round PVC. If replacing, colour must be Monument.
