1. I have noted gaps in the lead flashing, which likely allows wind-driven rainwater to enter the ceiling cavity (this happened during the recent cyclone (few months back) This is a pre-existing maintenance issue and I need fix it. I think there are gaps in the lead flashing which is causing water to seep into the cavity. I also need to clean all debris from gutters and flashings. I want to seal all lead flashings above the kitchen/dining area to prevent water ingress (see pictures 1, 2, 3 & 4) 2. I also want to relocate the upper roof discharge point away from the patio eaves and raise the flashing to prevent future debris buildup and water accumulation in the area (see last photo)

The deck Palings are getting old and the nails are Eroding so the palings & bottom rail are falling out. Some of the jobs needed to be done are: - measure, pick up and install security screen doors & front door - hang dryer in laundry (already have brackets) - replace fluoroescent bulbs - service (basic) of the mower - replace porch light (if accredited) - prepare and oil new front (hardwood) steps

Due to work and several injuries, I've neglected my gardens, and seeing as the pest inspector told me my gardens were too close to the house, it's time to fix some stuff. 1. First of all, I'd love to get the gardens properly cleaned up and looking nice + some hedging 2. The sprinkler system needs some small repairs and adjustments. I accidentally put a hole in one of the plastic pipes when I attempted to remove an annoying plant. 3., I'd love some ideas and quotes for either removing a couple of gardens close to the house, or making sure they are pest proof.
