1. I have noted gaps in the lead flashing, which likely allows wind-driven rainwater to enter the ceiling cavity (this happened during the recent cyclone (few months back) This is a pre-existing maintenance issue and I need fix it. I think there are gaps in the lead flashing which is causing water to seep into the cavity. I also need to clean all debris from gutters and flashings. I want to seal all lead flashings above the kitchen/dining area to prevent water ingress (see pictures 1, 2, 3 & 4) 2. I also want to relocate the upper roof discharge point away from the patio eaves and raise the flashing to prevent future debris buildup and water accumulation in the area (see last photo)

The deck Palings are getting old and the nails are Eroding so the palings & bottom rail are falling out. ( The Posts and top rail seem fine ) Looking for someone with experience to help fix I am also happy to help if needed. I will need you to give me a quote and probably come out to view the job. Our oven door seems to be lower than it usually was once open and now doesn’t seal correctly when it’s on. Not sure if it requires a new seal or just the door needs to be adjusted.

Aircon (Haier split system) motor of the wall mount unit needs lubrication, making a constant ticking noise when running. Still cooling effectively. No other maintenance needed.

Just bought second hand Nordic treadmill Belt is pausing/slipping when running or fast walk. Hoping it’s just maintenance. Screen also takes a long time to turn on that may be just the treadmill though.
