Residential - floor sanding, staining and polishing

Kensington NSW, Australia

TITLE: Floor sanding, staining & polishing — residential home Note - work won’t commence until July We're looking for an experienced floor sanding and polishing professional to sand back, stain and finish the timber floorboards throughout our home. The existing floorboards are currently a light/natural timber colour and we need them taken back and restained to a significantly darker tone to match new flooring recently installed in other areas of the house. WHAT WE NEED DONE: • Full sanding of existing floorboards (multiple passes to remove old finish and open up the grain) • Application of a dark stain to match our existing new flooring — we're happy to provide a sample or photo for colour matching • Application of a quality oil-based finish (e.g. Loba, Bona, or Rubio Monocoat) for durability and a rich, deep look • Edge sanding and corners • Clean-up of all dust and debris on completion ABOUT THE SPACE: • Approx 100 m² across multiple rooms — including 3 bedrooms, office, living, dining and hallways • Wet areas (bathrooms, laundry, kitchen) are excluded — timber floors only • Standard single-storey home — easy access • Timber species unknown — tradie welcome to assess on inspection Please provide a quote that includes all materials (stain + finish coats). We'd love to see examples of dark stain work you've done previously. Prefer a fully licensed tradesperson with public liability insurance.

Hi, we've recently purchased a property in Maroubra and are looking to have the timber floors sanded and polished as soon as we get the keys. We don't have access just yet, but can share the floor plan and listing photos. The sandable area is roughly 50-60m2 (living, kitchen, hallway, and 2 bedrooms). Obviously a quote is hard over the phone so we are trying to organise to get someone in to have a look before settlement if possible Thanks

Floor plan shows hardwood areas in red. “Section 1” is the priority but I’d love to do “1” and “2” if budget allows
