Few plumbing repairs to be done as per the below. See the attached pics for more info. Rectify the non compliant hot water service as per the following: 1: Supply and installation of a new gas isolation valve to existing location 2: Supply and installation of a new PTR valve to existing unit 3: Supply and install a new tempering valve to the existing hot water service. 4: Adjust the pipework to accommodate the new valve. 5: Apply thermal lagging to all required valves and pipework.

Closed couple toilet cistern is leaking from cistern and pan connection point. Toilet pan/cistern leak requires proper fix. Possibly require carefully pulling pan forward (it is in place by using silicone), tightening the cistern to pan bolts and nuts with new washers and putting back pan with silicone.
