We are renovating our small apartment by enclosing 3/4 of our balcony to create a sunken living room and adding an internal wall to create a second bedroom. We have contacted building certifiers and they have requested the following which we need your help to provide; Full architectural plans that clearly demonstrate the following information: Site plan * the location of all buildings/structures on site * The location of any easements and infrastructure on the property or any neighbouring properties * the distance of the proposed buildings/structures from boundaries, other buildings/structures, easements etc * North point to be indicated Floor plans * all dimensions * clearly demonstrate any existing works and proposed works * smoke alarm locations (where applicable) * down pipes * all windows and doors and their sizes Elevations * Building/structure heights from ground level * Natural ground level (prior to any cut or fill) * Sub floor heights if applicable * Location of windows and doors * Roof pitch * External cladding and roof materials Other documentation Any previous approvals issued by the local authority —- We have current Site Plans and Floor Plans with basic measurements. Brisbane city council can provide the building plans for the entire building development but we have not yet purchased it as we also need written approval from body corporate to access it. For detailed measurements, we may need to assist you with this so you can’t work remotely, but will need your guidance with what to measure - perhaps over video call.
