Three tiles around my kitchen windows are on the verge of falling down. Want to get them fixed

I have stain in the ceiling of my laundry which is there for some time . It’s not deteriorating so this may have caused due to bad rains one day or dryer run with laundry door closed. It’s definitely not getting worst or spreading further after rains . Need help from someone to check and rectify.
