The wrought iron fence has shifted/moved over time and the gate no longer lines up or closes properly against the fence. The job will likely require cutting, welding, adjusting and realigning the gate and/or fence section so the gate closes securely and operates smoothly again. Scope of work: - Inspect current alignment issue - Cut and adjust gate/fence as required - Weld and reinforce where necessary - Ensure gate opens and closes properly - Check latch alignment and secure fit Looking for someone with experience in wrought iron or metal fence repairs and welding. The lock on our gate is broken. Even when it is locked, it has enough movement in it that you can just open it. I would like the mechanism either fixed or replaced so that it stays closed when it is locked.

Leak coming through ceiling from upstairs bathroom, cannot locate leak externally through visual inspection so maybe the leak is coming from behind the wall where the vanity tap connections are located. Perhaps a moisture detector meter would be useful.
