Toilet keeps running water after flushing. Close-coupled toilet.

Our bankrupt builder installed the sill flaps poorly and we have leaks in our home. Need an experienced window Installer / Maintenance person to repair. Currently thinking using rubber insertion strip and silicone as sill flap can't be replaced without removal of frame but open to your expert advice.

Here is the detailed report on the problem written by a plumber who attended the site and gave an exorbitant cost estimate.. *** We have today attended the property and have inspected the high-water usage and have found there to be a leaking shower from the taps. Upon disconnecting the tapware, we have checked the inwall brass breach and have found there to be a large crack within the seat of the breach. This has been cut back as far as possible and we have installed speciality seats in an attempt to rectify. It has significantly improved the leak, though there is still a very minor drip from the tap. The only way to rectify this will be to remove the tiles from the wall and remove the breach all together for replacement, upon repairs we will then have our tiler attend and re-tile the wall. The cost for these works will be a budget estimate of $###.00 inc gst including the tiling works. Please let me know if the owner would like a full quotation for the works.

Kitchen mixer tap is very stiff to turn on and off * Particularly bad after not being used for a while. * I have tried WD-40 with no improvement. * Looking for repair if possible, otherwise advice on replacement. 2. Bathroom basin click-clack plug is jammed shut * Push-button style plug. * Completely stuck and won’t pop up or unscrew. 3. Second basin plug not operating correctly * Also a push-button/click-clack style plug that needs inspection and repair or replacement. Paint touch ups required around staircase. Needing white paint touch ups on walls around staircase where the staircase stringers meet the wall (approximate 30mm above the top of the stringer). Most areas are good, it just needs a lick in areas. There's 2 X staircases on top of each other (4 flights) There is also a small patch on the wall near the staircase (250mmx250mm) that also needs painting. Paint will be supplied. Applicant will need ladder/brush/roller etc. I would estimate this job to take a couple of areas. Applicant to be very mindful of splatters.
