Hello, We need to repair the metal roof / awning from a front shop that 3 houses share. The address is 133 Avenue Road, Mosman. I attached 3 pictures, and please see below the engineer report_ The structure is in poor condition. The hanger rods present advanced stage of corrosion with loss of section and overall strength of elements is compromised. Settlement was observed inside the second drainage system due to a missing lintel or support. There is some mortar cracking and vegetation growth on the surface of the brick wall as well as excess debris inside one of the steel gutters. Rust spots and corrosion were observed in screws, barge capping, and internal steel frame. However, structural elements inside the awning are in fair condition, with no sign of leaking, water damage, or major defects. The following maintenance tasks are strongly recommended • Immediately replace all hanger rod elements; (See attachment 1 for guidance) • Repair the brick work and add lintel or support where bricks have moved; • Replace corroded barge capping and screws. • Remove vegetation from brick wall, repair mortar cracking and reapply protective coating. • General maintenance and clearing of leaf matter on drainage. It is strongly recommended the use of four Prop posts at the bottom of the structure in order to sustain it while the new hangers are not in place and, as the structure is in a public space Kind regards, - Due date: Flexible

Hi Flo, we had some work done on my mums roof and are keen to do some more, including sky light flashing and solar panel removal.

There a several small trickles coming down an internal wall between my kitchen and laundry area at the back of the house. I have been advised that this is probably a flashing repair where the 2 sections of the roof meet at the back of the house and the join would be on the kitchen wall.

Some short course tiles under the ridge capping need to be secured. The ridge capping tile needs pointing and rebedding
