Water leaks out from toilet bowl onto the gaps in-between the tiles after flushing (image attached). Need someone with plumbing experience to have a look and fix it. Potentially could be a small issue or maybe something more major, not sure right now. Happy to negotiate final price based on the extent of the issue. I am home on Thursdays, Saturdays and Sundays only.

Kitchen sink tap is making humming noise and water flow is low. Only on cold water, only in kitchen sink rest of the house is okay.

We have an ongoing issue where our kitchen tap gradually loses water pressure and flow over time. When the tap is replaced, pressure is fine initially, but the problem returns after 18–24 months.
