Work to be done (please quote separately for work 1 and work 2 and advise if your quote is labour only or include labour + material): 1. Remove x1 damaged section of handrail and replace with new. 2. Pressure wash and prepare decking boards, handrails, posts and steps of the decking area. Apply x2 coats decking stain (supplied) to the decking boards, posts, steps, and handrail. Clean up and dispose of all waste.

Timber floor repair required at 3 places in the house with each less than 0.5 m2. At one location, the carpet can be pulled off and repaired whereas requires reinforcement at two other locations. Access is available below the house from the front. After completion of work, you should restore the carpet as before. If you wanted to visit beforehand then let me know.

Looking underneath, the timber at one of the cross joints has heavily rotted out, and the metal bracket connecting the joists is no longer holding securely. Scratched laminate flooring

The floor boards need repairing. When the heater vent was installed, it looks like they just cut the hole, which left the planks of wood between the vent and the doorframe not supported underneath. Someone stepped on it the other day, cracking a board and pushing it down. Likely just needs to be glued back together, then some pine wood put underneath the floor boards to support it and prevent it cracking again. The subfloor has enough clearance to walk around for the most part. Directly under the vent there's probably about 1m clearance
