Hi, I’m having an issue with my gas hot water system. The taps are only producing warm water, not properly hot. This is affecting both bathroom and kitchen taps I suspect there may be a problem with the gas hot water unit or possibly the tempering valve, but I’m not sure. I have four shower taps which are not working properly in two bathrooms.Taps are tight .When cold waster is turned on while hot water is running ,water gets automatically stopped.Need a good fix with good sealing inside.

I need a professional to carpet 16 steps. I tried laminating them but the nosing has been a nightmare. I would like a cream/light tan carpet, I can purchase the carpet if necessary. The steps are approximate 0.82 (length varies) x 0.27 x .17(height) including 0.03m high nosing. No idea what the cost is. So it's hard to write a budget.
