The down pipe at the back of my garage has rusted at the back and is now causing a leak in my garage. The down pipe is concreted into the roof of the garage and is 2 storeys high. The roof of garage is easy to access from the top as it is flat.

We have a downpipe carries water from the second floor roof and empties on to the roof of the ground floor extension. The outlet seems to be to close to the end of the gutter below and in heavy rain the lower gutter overflows. Plus the water runs down the joint between the wall the roof. Combined, we think this is causing water to seep into the wall because the interior wall below is damp.
