We have timber floorboards with darkened edges between boards. This is not dirt — it appears to be wear in the finish / grain absorption along the board edges. We are looking for someone experienced in timber floor restoration to: • Assess the floor condition • Advise whether a buff and recoat or professional touch-up / blending is suitable • Carry out the work to improve the appearance (not a full sand unless advised) The floor is in good overall condition — this is mainly a cosmetic issue in visible areas. Please only respond if you have experience with timber floors (parquetry / solid timber / engineered). Photos can be provided on request.

The floor boards need repairing. When the heater vent was installed, it looks like they just cut the hole, which left the planks of wood between the vent and the doorframe not supported underneath. Someone stepped on it the other day, cracking a board and pushing it down. Likely just needs to be glued back together, then some pine wood put underneath the floor boards to support it and prevent it cracking again. The subfloor has enough clearance to walk around for the most part. Directly under the vent there's probably about 1m clearance
