Title: NSW Town Planner / DA Consultant – 14 Lot Subdivision DA (Stage 1) – Dubbo NSW Description: I need an experienced NSW Town Planner / DA Consultant (planning professional not a project manager) to prepare, coordinate and lodge a Stage 1 subdivision DA (14 lots) near Dubbo NSW (part of a larger ultimate subdivision). Full site details (Lot/DP + address) will be provided after assignment via Airtasker messages. Key issue: Biodiversity is the gatekeeper. Biodiversity work must be completed first and a targeted Spring survey may be required depending on the ecology assessment. If required, timing may push lodgement out. Scope (what you will do): Review existing project documents (site-specific DCP, concept layout, survey info, planning correspondence) Confirm DA requirements + checklist for the NSW Planning Portal Prepare the Statement of Environmental Effects / Planning Report Coordinate/compile required inputs and identify gaps early, including: Road/civil design coordination (road layout/geometry, levels as required) Stormwater/drainage concept + modelling Sewer servicing concept + modelling/capacity checks (as required) Traffic, bushfire, biodiversity/BDAR, landscape and any other reports needed Liaise during assessment and manage RFIs Lodge via the NSW Planning Portal To respond, please include: Your experience with subdivision DAs in NSW + Planning Portal lodgement Whether you can handle/coordinate BDAR + surveys (or who you use) Whether you can provide/coordinate stormwater + sewer modelling and what’s included Estimated timeline (with/without Spring survey requirement) Fixed price or hourly rate + inclusions/exclusions Location: Dubbo NSW

I have prepared a traffic assessment report using industry and TransportNSW guidelines and and may need it signed-off by a "suitably qualified traffic engineer". The report contains a justification to provide one car space ( statutory requiremts is 2) however due to site constraints one is permissible. Council have advised one will be acceeptable in the circumstances. No adverse impact on site with one c/space nor imopact on surrounding parking or the road network. Not sure of fee for this service to check report and sign-off.
