The pavement below the garden gate has lifted, so the garden gate scrapes the ground / can't be fully opened. I would like the garden gate lifted a few centimeters. The garden gate is fixed to a brick wall with 4 bolts (2 on the top, 2 on the bottom as shown in the picture). The bolts are slightly rusted but can be unscrewed. However, the bottom metal hinge holding the door also appears to be glued to the bricks (doesn't come loose when I start unscrewing the bolts)? Prefer for work to be done sometime next week (by 12 Feb).

Kitchen cabinetry adjustments

We’re replacing some of the appliances in the kitchen and will need some adjustments to the cabinetry to fit them. Could you also please provide an overall cost and breakdown for items 1, 2, 3a, and 3b? 1. We are replacing the oven. The current oven (as shown in the picture) is non-standard height and the new one will be smaller. From the oven being smaller, and lifting the microwave to reduce the unused space that is currently above it, we could put a roughly 20cm high drawer between the oven and the microwave. Ideally it would be a push-panel or something similar. 2. The microwave sits in a box which is screwed into the frame of the cabinet in 8 points. Due to lifting the microwave higher, we will need to replace that box with a smaller one 3. The rangehood is also being replaced with a slideout rangehood. As a consequence the box above the current range will need to have roughly 5cm less height, and be able to accommodate the rangehood’s ventilation. We would also like to put some doors on it, that would need to match the style of the neighbouring doors. We are also considering putting glass panels in the doors if possible. Option 3a would be just normal matching doors, Option 3b would be matching doors with a glass panel. We have paint that matches the rest of the cabinets, and we’re happy for you to deliver natural wood colour and us to paint it afterwards. Very flexible with timing.

The exterior decorative woodwork has been neglected on the house and is in need of repairs (there is some wet rot) and repainting. The images have been numbered according to the sub-tasks below. I have made every effort to provide an accurate description of the state of the woodwork and provide as many pictures as possible, but let me know if you have any questions. Specifically: 1. Woodwork above garage door to be repainted (no rot and the only part of the woodwork that is in very good condition, but we want to change the colour to align with other sub-tasks). Decorative element on top to be repaired 2. Woodwork on top of the house to be repaired as required and repainted (identical in design to that in sub-task one, but in poor / fair condition). Decorative element on top to be repaired. This is on second floor, but can be accessed via garage roof. 3. Main door and frame to be repaired and repainted. Bottom part has a fair bit of weather damage – see other pictures 4. Decorative wood panel (square). Located between ground floor and 2nd floor 5. Decorative wood panel (long rectangle). Located on 2nd floor, but can be accessed from lounge roof 6. Decorative wood panel (trapeze). Located just above ground floor 7. Decorative wood panel (assorted). Located on 2nd floor, may be able to access via lounge roof 8. Decorative ceiling and 4 balustrades at entrance. 2 of the balustrades are in poor condition and have some rot that will need to be repaired. See additional photos 9. Side entrance decorative panel (triangle) and pole. Bottom of the pole in poor condition and has some rot that will need to be repaired. See additional photos. While some of the panels are at the 2nd level, they should be able to be accessed via a normal ladder to a single story, with the possible exception of 7) which could be a bit tricky. You will also need a small second ladder to access the 2nd level roof for task 2). None of the glass frames need to be repainted. Paint is provided. Very flexible with timing of completing the work.
