Hi, I’m looking for a licensed plumber to inspect and fix an issue with the hot water in my shower. The shower has separate hot and cold taps. The cold water works normally, but the hot water takes a very long time to come through, sometimes 5–7 minutes. Once it eventually becomes hot, it works. There is no issue with the hot water elsewhere in the house. The bathroom basin gets hot water immediately, although the hot-water flow there is slightly weaker than the cold. I suspect the issue may be with the shower hot tap/spindle/jumper valve or a restriction in the hot-water line, but I would like a plumber to properly diagnose it. The pilot Is igniting but when releasing it, it’s not holding the spark.

Hot water tap on kitchen sink is leaking, I think the whole inside needs to be replaced (cartridge, O ring, washer) & cold water tap handle in the laundry needs to be installed properly. My electric hot water tank is around 250L. Each time we use the hot water, it only lasts for around 10 minutes then goes stone cold for hours until it re heats. I believe it may not be heating the whole tank, or a possible thermostat issue.

Details: • Hot water tap drips from the bottom even when fully closed. • I’ve removed the cover — leak is coming from the bottom of the tap. • Water is coming through to the laundry ceiling and wall directly below.
