I need some Gyprock partition walls built inside a beauty and massage salon in Leichhardt. The job will involve framing and installing plasterboard to create treatment rooms. I am looking for someone who can supply the materials and complete the installation and finishing. The shop is currently being fitted out and the job is ready to start soon. Scope of Works: Remove and permanently seal 11 unused AC duct openings in a residential Gyprock ceiling. Existing openings: 6 × circular duct openings (approximately 310 mm diameter) 3 × square AC duct openings (approximately 335 mm × 335 mm) 2 × larger square return air openings (approximately 600 mm × 400 mm) Required works: Access the roof space. Install rigid backing panels above each opening, extending beyond the perimeter of the existing opening, to provide a secondary air and dust barrier. Install matching Gyprock patches flush with the existing ceiling. Tape, set and sand all joints to achieve a smooth finish. Prime and paint the repaired areas to match the existing white ceiling finish. Please provide a fixed-price quotation inclusive of all labour and materials.

I have 3 downlight holes that have damaged gyprock around the edges and 1 additional hole that needs patching. All of these will also need painting. Downlight 1 and 2 are 2200mm high from floor level. Downlight 3 is 2400mm from floor level. Hole number 4 is 2200mm from floor level.

There are 5 separate jobs, listed below with measurements. I'll attach a photo for each one so you can see exactly what's needed. Please note — you supply everything. Every wall must be fully finished: framed, sheeted, plastered, sanded and painted, ready to use. Any new door must be hung and working, with a lockable handle (key lock included). Job details: Wall 1 — Build a new wall approx. 2.06m wide, with a door installed( You can use the door from the top floor . Wall 2 — Build a wall only, no door, approx. 3.44m long.The 2 walls are not compeltely allign, one of them needs like a 10 cm nook so that then you can build the straight wall or if you have a better solution go for it! Wall 3 — Install a door into an existing 70cm opening (door to have a key lock). Wall 4 — 1.2m span: install a door here, or a short section of wall plus a door — whichever works best structurally. Door to have a key lock. Wall 5 — Remove the existing door, then build a wall to close off the opening completely. (You can use this door in the GF wall #1) Good to know: Ceiling height is 3.2m throughout, so please factor this into materials and pricing. Need ceiling fan cutout patched sanded and painted with ceiling white. I have the gyprock cutout so no need to supply. Also have a couple small holes that just need patch no paint.

Had to relocate a light switch and power point so need holes patched. Also had to relocate and LED light on ceiling so need hole patched.
