Scope of work covered by the permit: • Wall removal between kitchen/meals and dining/living area • Wall removal between kitchen and laundry • Two LVL beams (RB1 & RB2) in the ceiling space • One double stud mullion (M1) • One small pad footing • No external changes, no extension What's needed from the draftsperson: • Combined site plan / floor plan (1–2 sheets) • Existing layout and proposed layout showing both walls to be removed • Dimensioned and to scale • References to existing structural engineer's drawings (SK1–SK3, already completed and certified under Reg 126) • Plan of strata subdivision available for the site plan component The engineering has already been done by Maurice Farrugia & Associates – you'd just be producing the architectural/floor plan drawings to accompany the engineering set for the building surveyor. Will require someone to come in person to measure and then draw up architectural plans for renovation to existing alfresco, kitchen, laundry and bathroom in sliding changes to walls and doorways. Drawings must be completed to a level suited for council permits with proper CAD software.

Garage 5.3m x 3.6m made of single brick with some double brick pillars requires an inner wall of wood frame and plasterboard. Also a ceiling is required, including new battens to be attached to beams (beams are spaced 0.8 m apart so too far apart for plaster to be attached without battens) Garage door to be replaced with a sliding door (I purchase this). Any gaps around this filled with wood or wall. Also needed is a 2.3 section of internal single-sided plaster wall separating garage from the adjacent shed/studio. Photos have wood airing against walls and boxes - these will be moved by me asap.
