I am looking for an experienced draftsperson or building designer to help prepare floor plans to build a Granny flat in the backyard of the existing property + home extension of existing property, potentially convert an existing house into a dual occupancy with extension. Property located at Whittlesea Council, VIC - Australia. What we need • Practical floor plan options for dual occupancy Advice on the best layout for: • Internal separation / common wall options (For Extension) • Keeping structural changes simple and cost effective We want a solution with: • Low structural changes • Low disruption • Cost conscious design

Will require someone to come in person to measure and then draw up architectural plans for renovation to existing alfresco, kitchen, laundry and bathroom in sliding changes to walls and doorways. Drawings must be completed to a level suited for council permits with proper CAD software.

Garage 5.3m x 3.6m made of single brick with some double brick pillars requires an inner wall of wood frame and plasterboard. Also a ceiling is required, including new battens to be attached to beams (beams are spaced 0.8 m apart so too far apart for plaster to be attached without battens) Garage door to be replaced with a sliding door (I purchase this). Any gaps around this filled with wood or wall. Also needed is a 2.3 section of internal single-sided plaster wall separating garage from the adjacent shed/studio. This will require a bedroom living kitchen bathroom and other council requirements to meet the small second home specifications. A site visit would be mandatory at least once the joins have to be specific for council and Building Surveyor requirements.
