Looking for experienced, hands-on builders to construct a custom garden guest house in sw20. The concrete foundation is already complete, and the project is ready to go. Strictly direct trades/builders only—no project managers, agencies, or middlemen! Only people who will be building by themselves! Scope of Work: Complete superstructure build (framing, exterior cladding/masonry, roofing, windows, and insulation) from an existing foundation up to shell/plasterboard finish. But in order to start the work, I require a team to build walls first. This is to find out your work quality and professionalism. Hence I have quoted the price only to raise the walls (three walls two layers of blocks and the fourth (front) wall it will be one layer of blocks and the front layer will be bricks (with insulation in between). What I Provide: All building materials will be purchased and supplied on-site by me. What You Must Provide: Proven hands-on experience in residential house/garden building in the UK (references or portfolio of past builds required). All necessary professional tools and equipment to complete the job. Please reply directly with your past experience/portfolio and your availability. I need the work to start asap, ideally within 4 days that I will need to get all the materials in place. I expect a team of 2 people to take 5 days to complete this project. I'm paying £200 per day to the builder building the walls and £150 to his assistant. Altogether £1750.

Please don’t message unless you’re a roofer and can actually do the jobs and have the right ladders etc to access the roof. I’ve been messaged by a few time wasters recently who have never done roofing jobs before. I require three jobs completing: 1. Roof repair - a couple of tiles have slipped. Drone images attached. 2. I need the two chimney external stacks cleaned and repainted in white. Some filling might be needed. There is one chimney stack at the front and one at the back. 3. 1 Gutter at the rear needs to be reconnected and bracket pushed in. Location is Wembley.

I have a garden cabin from Dunster. I think my ex husband must have put the felt on the roof wrong as we have leaks each winter. It needs a rubber roof put over the top I think. It leaks down both back corners. I do also have a leaking roof on the house but I don’t have the right terminology to type the issue. I did have a roofer come out before, he let me down and I didn’t bother chasing. It’s basically the mortar (I think) that’s cracked away, previous owner has used a sealant numerous times but it’s worn away and leaks. Not in a rush but would like both of these repaired before another winter. Thank you

Need to remove existing heat-welded felt carefully so can join repair to it, remove & replace damp-affected timber so as to improve drainage slopes and make good repair in GRP or heat-welded felt system. This is a job for a professional roofing firm, not a handyman.
