Looking for a qualified plumber or leak detection specialist to investigate and diagnose a concealed issue behind an internal wall at a property on Blackhorse Road, Walthamstow (E17). The property is being prepared for sale, so we need a definitive, thorough diagnostic to find the root cause, rather than a cosmetic fix. The Issue: Dark, oily/grease-like stains appearing in separate areas on an inside wall (including around an electrical socket). Distribution strongly suggests 2 issues. A roofing company has already ruled out roof flashing defects or external water ingress from above but no one has gone to the roof. Suspected cause: A slow-leaking water pipe or waste line inside the wall cavity. We are specifically looking for a professional who has and can utilize trace-and-access / leak detection equipment during the initial inspection. Please let us know if you use tools such as: - Moisture meters / testing - Thermal imaging cameras - Acoustic detection or tracer gas (if applicable)

We have a leak at our warehouse during periods of heavy rain. A section of an old cast-iron rainwater pipe was recently replaced due to damage caused by vegetation growth. Since the replacement, there appears to be a leak at the connection point between the new and existing pipework. The leak only occurs during heavy rainfall, suggesting the joint is not fully sealed or watertight. We are looking for an experienced roofer, drainage specialist, or general builder to: - Inspect the pipe connection and identify the source of the leak. - Properly seal, repair, or replace the affected joint as required. - Ensure the connection is fully watertight and suitable for heavy rain conditions. - Advise if any additional remedial work is needed. Supply & fit 3m timber arris rail + drip edge into uPVC gutter Description: Flat roof edge over a back addition (accessible by standard ladder from the patio/ground, approx. 2.5–3m high), easy access 3.6 meter ladder A previous worker pulled off a 3-metre section of timber arris rail (tilting fillet) and stuck Flashband over it. Rainwater is now missing or dripping behind the plastic gutter. Scope of work: Strip off the old Flashband. Supply and fix a 3m treated timber arris rail (roof fillet). Supply and dress a felt drip edge or rigid GRP drip trim over the rail, kicking into the existing uPVC gutter. Seal the joint to the existing roof felt so it is watertight. Materials & Tools: Tasker to bring their own ladder and fixings/sealant. Tasker to supply materials (standard treated arris rail/fillet and GRP/felt drip trim from Wickes/Travis Perkins). Happy for you to include materials in your offer or supply receipts for reimbursement on top. Straightforward 1–2 hour job for a competent carpenter or handyman. Strictly no large roofing contractors, full roof relining quotes, or lead flashing upsells.

I’m looking for a handyman experienced with DIY/roofing to finish the roof of an already mostly-built wooden gazebo in my garden. The gazebo is approximately 3m x 3m and around 2.5m high. The main frame and roof structure are already built, but the gazebo was left unfinished while we were away for around a year. Work required: * Re-secure/re-nail any roof panels/boards that have become loose or disconnected, making sure the roof is properly secured together. * Fit the roofing membrane/felt underlay over the roof. * Install the roof shingles over the membrane to finish the roof. * Make sure everything is properly secured and the roof is left complete and tidy. * There are also four small wooden connection/support pieces near the bottom of the gazebo pillars that need to be reattached/secured. These are small pieces and should simply need to be positioned correctly and nailed back into place. Materials: All required materials are already provided, including the roof pieces/panels, membrane, shingles, nails and other necessary fittings. You will need to bring your own tools and ladder(s) suitable for working at approximately 2.5m height. You are welcome to bring another person to help you if required, particularly because of the size and height of the gazebo. Payment: £225 total for completion of the job. Payment will be made 100% upon satisfactory completion of the agreed work. Ideally looking for someone who can complete this efficiently and leave the gazebo roof fully finished and secure.

Second floor flat-roofed dormer. The external windowsill is completely spongy/rotten — it was repainted last year so visually it looks fine. The bottoms of the painted timber boards on both sides of the dormer have gone too and will need new hardwood (splicing etc.). The horizontal tops need repairing too (beneath the roofing felt). There's no drip trim on the flat roof edge which probably doesn't help, could you add one? What I'm after: - Rotten sill cut out, new one fitted (I have the sill here — no need to supply) - Bottoms of the cheek boards cut out and new timber spliced in - Boards to finish clear of the tiles with a lead soaker underneath - All cut ends primed, sill with a drip groove - Top section of the dormer repaired rather than replaced - Preservative, undercoat and topcoat in white The window is a Kloeber timber tilt & turn casement fitted in 2015. Access is above a tiled pitch. Tell me whether you'd use scaffolding, a tower or a cherry picker and what that adds. You'll need public liability cover. Thank you

Urgent roof repair needed. A drone inspection has already identified splits/damage in the roof valleys, might has to be done again for you to know what to repair. Water is currently coming through the bathroom ceiling whenever it rains. Our usual roofer cannot carry out the repair until 5 October, so we are looking for an experienced roofer who can repair the valley damage sooner.
