I have the existing 2-storey floor plan of my home (image provided) and would like it redrawn to show my renovation ideas. I don’t need full architectural or construction drawings — just a clear concept in 2D and simple 3D so I can visualise the space and share it with a builder later. Or perhaps you are able to offer suggestions; our ceilings are 2.4m throughout the house currently. Suggestions appreciated. Renovation Concept Key Changes Entry & Stairs Remove the current first-floor lounge to create a double-height entrance void. Relocate the front door so the new entry is in the current ground-floor living area. Install a new open, curved staircase in the entry. Add a 1m wide walkway upstairs, connecting the new stairs to the bedroom wing and overlooking the entry. The master entrance/door will be moved to accommodate this. Kitchen & Laundry Remove the wall between the kitchen and Bedroom 5 to create a longer kitchen with walk-in pantry. Option A: include washer, dryer, and sink in the kitchen/pantry area. Option B: relocate the laundry upstairs as a Euro laundry within the main bathroom. Outdoor Connection Add a side door off the new kitchen (former Bedroom 5 space). Create an adjoining outdoor entertaining area on that side of the home: pool, pizza oven, and lounge/dining space. Dining Extension Extend the ground floor by enclosing the current outdoor patio to form a new dining room. This room to feature a high, pitched roof and floor-to-ceiling glazing on three sides for natural light and openness. Garage Conversion & Living Space Convert the garage into a large open main living room. Incorporate a mudroom adjacent to the current laundry, with private entry into the WC for better separation. Add a fireplace along the side wall of this new living space. Overall Aim Make the downstairs feel larger, lighter, and less cramped by introducing open volumes, higher ceilings, and better indoor-outdoor flow. Any layout suggestions appreciated.

We have a single fronted Victorian in Essendon that is built on the boundary. We would like to reinstate a period verandah and have planning permission, however our building surveyor has advised an element of the building permit is ‘would need to obtain a fire engineering report to allow the verandah (and any deck structure) to be constructed within 900mm of the allotment boundary’. Scope of Work Provide technical justification for: A verandah proposed between the external wall of the existing dwelling and the allotment boundary without a fire-rated wall. A deck proposed to be constructed within 900mm of the allotment boundary. Prepare the following documentation to support building approval: Performance Based Design Brief (PBDB) Performance Based Design Report (PBDR) Building Design Certification from an endorsed Fire Safety Engineer who was not involved in preparing the PBDR. Requirements: Must be a C10 Fire Safety Engineer accredited in accordance with relevant Australian standards and legislation. Experience in preparing performance solutions for Class 1 residential developments. Ability to coordinate with other certifying professionals (if required) for independent certification.
