I’m looking for an experienced floor sanding specialist to restore the timber floor in a small front room in my house in East London. The floor is engineered oak (I believe), and has surface scratches, scuff marks and some black marks from general wear. Before committing to the work, I’d like you to assess whether the floor has sufficient wear layer to be professionally sanded and refinished. If suitable, I’m looking for: * Light sanding of the existing floor * Filling any minor gaps if required * Professional finish with a durable matt lacquer or hardwax oil (happy to discuss the best option) * Leave the floor looking as close to new as possible The room is approximately 7.4 m² (around 2.3 m × 3.2 m). Please quote including: * Labour * Materials * Dust extraction equipment (preferably dust-free sanding) * Number of coats included * Estimated duration Please only respond if you have experience restoring engineered oak flooring and can provide photos of previous work. Installed bottom flush and fill valve pack and now there is a leak every time we flush. I’ve already replaced most of the internal cistern parts, including the flush and fill components, and reassembled the toilet multiple times. The toilet now works, but there is still a leak from the back/bottom area of the cistern, specifically around the left-hand tank bolt/washer when the toilet is flushed. I’ve checked and matched the seals, tightened the bolts carefully, and tried reseating the cistern, but the leak is still present. I’m looking for someone who can diagnose the remaining leak, confirm whether it’s a bolt washer, tank-to-bowl seal, alignment issue, or crack, and finish the repair properly. This should be a fairly small job for someone experienced with close-coupled toilets, but I need it resolved reliably rather than patched temporarily.
