I am looking for a licensed Victorian conveyancer to handle end-to-end residential conveyancing matters on an ongoing freelance / contract basis. This is not a one-off job. I am building a volume-based model and will be sending regular, qualified clients. Scope of Work You will be responsible for the full conveyancing process, including: • Contract review (Section 32 / Contract of Sale) • Client correspondence & guidance • Liaising with banks, agents & other parties • Managing all milestones through to settlement • Electronic settlement via PEXA (mandatory) • Post-settlement finalisation Requirements (NON-NEGOTIABLE) • Must be licensed to practice conveyancing in Victoria • Must hold current Professional Indemnity Insurance • Must be experienced with PEXA (setup, settlement, lodgement) • Ability to handle matters independently and professionally • Clear written and spoken English • Comfortable working under a white-label / referral model Property Types • Standard residential purchases & sales • No commercial, no litigation Pricing / Payment • Looking for a fixed wholesale rate per matter • Disbursements passed through separately • Ongoing volume available for the right person

Hi I have a 20 foot trailer suitable to sit a portable home on. I need to sell it as it is taking up space in my driveway. I need someone to please sell this for me. The trailer was $10,000 and it hasn’t been used at all. It was purchased to sit a granny flat on but it’s no longer required. I have 8 panels of freedom bardwell sheer Sfold curtains. 6x280 1x 360 2x 180 as per track widths. Fullness is 1.5. I have marked them for hemming (have been hung) I would like a 10 to 12cm hem so no cutting g is required due to floor length. I would like some weights as appropriate for this curtain type to keep a nice hang and shape. I can drop the curtains off to you clearly labelled. Or you can come to Harrington park where they are currently hung. Up to you. Would like to rehang before Christmas (I will hang only need bottom hems done).

I’m looking for an experienced tailor or seamstress in Sydney who is confident working with stretchy / compression fabrics (e.g. activewear, dancewear, compression garments) to help me create a functional prototype. This is not a standard clothing alteration. It is a custom prototype build to test fit and “stay-on” performance. I will provide all materials, including: - Nylon–spandex compression fabric - Power mesh / support fabric - Elastic bands - Toe reinforcement fabric - Silicone grip paint I will also provide: - A clear pattern template - A step-by-step construction guide - Measurements for the test dog The prototype does not need to be perfect or production-ready. The focus is on function and fit, not aesthetics. Skills Required Please apply only if you have experience with: - Stretch / compression fabrics - Activewear, shapewear, dancewear, costume, or sports garments - Sewing elastic and power mesh - Overlocker / zig-zag stretch stitching Experience with custom garments or prototypes is a big plus. Task Details - Location: Sydney (happy to travel or drop materials off) - Time required: approx. 2–3 hours for first prototype - Potential for ongoing work if this goes well (multiple prototypes) Budget is set based on 2–3 hours of skilled prototype work.
