Need to hang this painting in my room

I removed some old built in wardrobes and noticed some slight moulding on the corners of the ceiling, indicating a potential leak issue. The issue could be old or already resolved. I only recently bought the house so I don’t know. See photos attached. I am planning to replace the plasterboard panels and ceiling panels anyway, so access should be easy. The leak is the 2nd story on the left side of the bedroom (same side as driveway)

We need to change existing door handles to the new ones pictured. Will need to cut bigger holes so need to have the right tools.

I have a 2 story house. The top story is a bedroom. On one side of the bedroom there is a man hole with access into the roof space of the first story (see photo). I want to create a manhole on the other side of the bedroom so that I can also access the roof space of the first story on that side of the house as well. There is currently a small hole in the wall on that side (without a proper man hole) so I can see that there is accessible roof space there, if I had a proper man hole put in. See photo examples of the existing man hole (behind the bed), and also the small hole inside the wardrobe where I would like a new man hole to be put in. I want the new man hole to have a lock mechanism, and have a trim around it etc. so it looks neat and professional. Similar to the existing man home.
