I now require structural engineering drawings and details for building surveyor approval and for the builder to execute the works. The proposed works include: Opening the living room to the kitchen by removing an internal non load bearing wall. Expanding the laundry and dry kitchen area by removing/modifying existing brick walls, which are understood to be load bearing. Providing structural design and drawings for any required beams, lintels, posts, pad footings, connection details and load transfer requirements. Providing documentation suitable for building permit approval by the building surveyor. Providing construction details clear enough for the builder to price and carry out the work. The house is a 1970s brick veneer construction, so the structural assessment should consider existing roof loads, ceiling framing, wall load paths, brickwork, foundations and any temporary propping requirements during construction. Please review the architectural drawings and advise: Whether a site inspection is required. What structural drawings and computations you will provide. Your fee and timeframe.
