We are separating our existing home into two self-contained living areas utilizing the Victorian Small Second Dwellings rules. The goal is to design a layout that strictly complies with these rules so we can go straight to a private building surveyor for a building permit. Scope of Work Required: On-Site Measurement: Visit our property in Narre Warren South to complete a precise laser measure of the existing layout. Compliant Layout: Draft the internal division ensuring the secondary area stays under the strict 60sqm gross floor area cap. Amenities: Show all mandatory self-contained facilities (kitchen sink/food prep, toilet, bath/shower, laundry taps). Site & Access Plan: Detail an independent pedestrian path from the front street to the second dwelling's entrance, and note the all-electric layout (no gas).
