Require screw driver of security screws from 10 years ago. Doors originally installed by Alcom security. 2 panels don't fully align and Alcom arrived and said just screws need to be adjusted so fits together again, but they didn't have the appropriate screw driver at the time.

Hi Sean, Its easier to explain with photos. Ive added them all in the below google photos link https://photos.app.goo.gl/95G11CN47D6YQMmh6 As you can see the water seems to be rotting away the weatherboards where the gutter meets the weatherboard. It has the rotted away around the window frame as has made its way inside aswell. I have two goals. Get the areas that are rotten replaced and solve the root cause and improve the gutter system to mitigate the amount of water that could get trapped and start rotting. I'm guessing that installing some flashing/barrier or something so that the water does get trapped against the weatherboard. Cheers Matt

#1 Hinge broke. I have purchased new hinges but its slightly bigger than circular hole on door. I'm fine paying for new hinges if you're able to find the correct type, or fit the ones I have purchased. #2 Add drill holes (including determining appropriate spot) for door on a flat pack assembled cupboard.

I live in a ground floor apartment which has wrap around patio with porous tiles and they collect water, soil and rust stains very easily. I'm hoping to find out what a pressure wash would cost to try to lift the stains and refresh the tiles abit. Middle pane of a triple-pane top-hung awning window is stuck open approx 30cm from base (winder handle has been detached). Frame along top appears to flex/bend if attempting to force it closed. Need help fixing - may need hinge or panel adjustments, re-hanging or other solution. Total window dimensions is 2400W x 1400H. Top of window is difficult to reach - may need ladder if work needs to be done along top of frame. Pictures show window from inside, and how far middle panel is stuck out from outside.
