I need a licensed plumber with experience in apartment buildings and hot water systems to investigate recurring hot water issues in my bathroom. Issue: In the bathroom (shower and sink only), water temperature suddenly surges to excessively hot even when the mixer is set at a normal range. Once this happens, adjusting the handle does not stabilise the temperature. At the same time, there is a distinct mechanical noise from above, like a valve snapping shut (not the usual “water hammer”). Kitchen hot water is not in use, but no irregularities noticed there. What I need checked: Inspect my tempering valve to confirm if it is working correctly. Assess whether the issue may be related to shared risers or building-level hot water components. Provide a clear written report of findings so I can raise this with building management if needed. We have a gas boosted solar system, evacuated tube solar. The system needs an inspection to work out what’s going on. 1. The solar component seems like it might not be working and continuously on gas boost for hot water? 2. We are getting an attic room installed. The insulated pipes from the evacuated tubes run across the roof space, they need to be placed down at joist level. 3.there is an old gravity cylinder in the roof space. Does the water reticulate through that as part of the current system. If so, it needs to be bypassed, and the tank drained, so the tank can be cut up and removed.

My water heating unit is leaking - would like to work out if it can be fixed or in need of a whole new unit.

Current Dux 50L system leaking from top center. Assume it can’t be repaired so looking for replacement. Existing tank looks like it is connected to electrical line directly without plug.

Dispose of existing hot water tank, install new unit, and fix leaking tap under kitchen sink.

The hot water is coming out steadily Luke warm- not hot. Hot water tap only ! It’s a Rinnai system

Inspect a hot water heater to determine if it needs to be replaced or it should be fixed. It is currently not working. The power supply has recently been tested a few months ago, when a number of internal cables were replaced. If it needs either, to then provide a quote for the repair or replacement. It is an Aquamax 80L - of unknown age, looks in good condition. When I rang the company on the sticker they said likely > 10 years old and may be better to just replace.

Currently the hot water system is not working and it’s 2 years new. If u know the product well, I would like to hire u to evaluate and identify the issue on site.

Electric hot water heater (47L) constantly using ~1KW per hour even when not in use - property uninhabited. Switched HW fuse off at around 12:20am and 95% of energy use dropped. Unsure how old the unit is but maybe needs a service. Projected cost per year is $2.5-3k for a small 47L unit is unacceptable . Property is single level hot water supply only running to bathroom, kitchen/ laundry (all within 5 metres pipeline of each other)from outside kitchen window so likely some heat leak within that container area or just faulty unit. Don’t want to buy new unit just yet to see if old unit can be serviced / it is an issue with heat loss in the pipes (so new unit won’t solve.)

Plumber needed to fix blocked drain in bathroom basin and shower and connect hot water tap in laundry basin

Replace temporing valve with direct 1/2 copper pipe. Will require brazing several joints. I have required copper joints if helpful. Bathroom has a separate valve already, so is compliant. Would suit apprentice plumber.

The hot water hose connection to the kitchen sink mixer has frayed and is leaking, needs to be replaced

hot water tap under kitchen sink leaks when turned to on position. Also, hot water only runs if I'm running hot water through bathroom first. I had to disconnect the dishwasher as it doesn't run without the hot water flow - if we can't get the hot water issue fixed, I'll take the dishwasher out completely and will need your help in capping the outlet (pictured)

I need hot water cylinder replaced. I have replacement already. Old hot water cylinder is in ceiling cavity in bathroom.
