Primarily, the boiler needs serving. It's working and does the job but hasn't been serviced recently so needs doing. The mains water stopcock has developed a leak and that needs sorting and cleaning. Additionally, the radiators throughout the flat are sporadic and have a mind of their own, sometimes coming on when not needed and failing to come on when they are needed in spite of automatic timing controls on the boiler. This may be a thermostat control issue. Would like this diagnosed and fixed. Rads also need bleeding every now and then which I would like resolved. One last thing, and this is only if possible. If you are a qualified electrician as well as gas safe qualified I have a bathroom extractor fan that doesn't automatically turn itself off. The mains switch for it has developed a fault and can't be "switched" to the off position either. If you are also qualified as an electrician then let me know here and maybe you could take a look at that too.

Need an efficient painter/decorator for a budget-friendly interior repaint at my home. Possible early start: Thu 2 April if available. Main work window: Tue 7 April to Fri 10 April. I want: * FIXED PRICE only, not hourly/day rate * reachable walls and reachable ceilings painted * light prep only where necessary * minor filling/sanding/scraping where needed * minimum 1 full coat across agreed areas * aim for 2 coats where time allows * tidy up at the end of each day Areas included: * stairwell * landing * hallway * walls near doors, switches and thermostat * bathroom walls + reachable ceiling/sloped ceiling * utility/laundry wall * reachable loft/attic wall areas + reachable sloped ceilings * pink room walls + reachable ceiling * living room/sitting room walls Important: * very high, awkward or difficult sections can be skipped * no major plastering or major repairs * no perfection finish required * no heavy furniture moving * no woodwork/doors/skirting unless separately agreed This is an occupied home, so I need practical, efficient work.
