Professional Inventory & Photographic Schedule of Condition – 2 Bed Flat, Acton W3 I need an experienced independent property inventory clerk to attend a furnished 2-bedroom, 2-bathroom apartment in Acton W3 and prepare a professional Inventory / Schedule of Condition before handover on 31 August. Required: Full room-by-room written schedule of condition Comprehensive dated/timestamped photographs Walls, ceilings, flooring, doors, windows, sanitary fittings and kitchen condition recorded All supplied furniture, fixtures, fittings and appliances recorded Appliance make/model/serial numbers where reasonably accessible Existing scratches, marks, chips, stains or defects photographed and described Meter readings photographed Smoke and CO alarms recorded Balcony and both bathrooms included Professional PDF report Signature/approval page so Landlord and incoming company Tenant can acknowledge the report I will personally conduct the tenant handover and key exchange, so an accompanied check-in is NOT required. Please only offer if you have previous professional inventory-clerk experience. Please provide a sample inventory report and advise which inventory/reporting software you use. Budget: £75, but willing to consider sensible offers for a genuinely professional report.

I'm currently looking for a flat in London but am not in the city yet, so I'm looking for someone local who can attend apartment viewings on my behalf. Most of the flats will be in or around Angel / Islington, so ideally you're based nearby or can get to the area easily. I'll arrange the viewing with the estate agent and send you the time and address. You would just need to: Arrive on time and meet the estate agent Film a thorough walkthrough of the entire flat on your phone Film the building entrance/common areas and, if possible, the street immediately outside Show the views from the windows and give me a sense of the natural light Point out anything that looks different from the listing photos or that I should know about Take a few additional photos if useful Send me the videos/photos right after the viewing Give me a quick opinion on the flat and anything you noticed The viewing itself will usually only take around 10–20 minutes. I'm hoping to find one reliable person I can use repeatedly over the next few weeks, potentially for quite a few viewings around Angel, Islington, and nearby areas. You don't need any property experience — I'm mainly looking for someone reliable, communicative, comfortable filming on their phone, and reasonably flexible with viewing times. Budget: Around £20–£30 per viewing. When applying, please let me know roughly where in London you're based and how flexible you generally are during weekdays.
