Hi, I'm a landlord letting a flat in South Shields . I'm based down south, so I need one reliable local person to handle the property side of a tenant changeover over the next few weeks. There are three parts: 1. Check-out (outgoing tenant — around 30 July) Meet the current tenant at the property and collect the keys Take clear, dated photos of every room, all appliances, and the kitchen worktop (I'll send you the original move-in report to photograph against). Note anything damaged, marked, or needing cleaning 2. Viewings (after the 30/7/2026) Meet prospective tenants at the property and show them around 3. Key handover + inventory (once a new tenant is confirmed) Hand the keys to the incoming tenant (only once I confirm they're cleared to move in) Carry out a fresh inventory: dated photos of every room, condition notes, so there's a clean record for the new tenancy Please let me know: Your rate — as a package, or broken down (check-out / per viewing / inventory)? I need someone reliable to attend my rental property in South Shields and carry out a check-out inspection, as my current tenant is moving out. The job involves: 1. Check the property against the existing inventory I'll provide the original inventory report. Please go through it room by room and note any differences between the property's condition at the start and now — any damage, marks, missing items, or wear. 2. Take detailed, dated photographs of the whole property Clear, well-lit photos of every room and every surface: walls, floors, ceilings, worktops, kitchen units and appliances, bathroom, doors, windows, and any fixtures or furniture. Please include both general shots of each room and close-ups of any damage or marks. Important: please make sure every photo is dated/timestamped (most phone cameras do this automatically in the photo file — please don't switch it off). These photos will also be used as the inventory for the next tenant, so thoroughness and clear dating matter. 3. Send me a simple room-by-room report Please lay the report out room by room, in this format for each room: Room name General condition (clean/tidy, any issues) Each surface/item listed with its condition (e.g. "Worktop — dark laminate, one small burn mark near sink" / "Walls — clean, no marks") Photos labelled or grouped by room Send me everything digitally — the written report plus all photos. What I'll provide: the existing inventory report and access arrangements for the property. Ideal for: someone thorough with an eye for detail. Experience with property inventories, lettings, or inspections is a bonus but not essential — mainly you need to document carefully and take good, clearly dated photos.
